Every property owner desires to capitalize on the sale of their home and turn a huge profit without much hustle.

To achieve this, the house in question must stand out from the rest in the market, something that can be accomplished through a DIY home enhancement project.

Here’s is a list of tasks that pay off the most in raising the value of your home.

1.) Fix all defects

Any kind of defects whether large or small will prevent your house from being acquired at the optimum price. You must therefore fix all the faults as soon as possible.

Squeaky doors, damaged or broken windows and loose or cracked tiles are some of the typical defects that might put off many buyers or lower the final price of the house.

2.) Paint job

A fresh coat of paint is the easiest way to breathe new life into your house. You do not need to paint every wall of the house unless the existing one is old and worn out. You can focus on high traffic areas: the entry and hallway as well as the kitchen and bathroom.

Bathrooms are arguably the second most important rooms after the kitchen when it comes to home value. They need to be hygienic and fresh looking. You would be surprised by how much a thorough scrub of the ceiling walls and floor can freshen up the room.

Changing the toilet seat, faucet and light fixture will also give the room a modern look.

Bear in mind that renovating a bathroom can be quite expensive depending on the items you want to replace and it is advisable to discuss the budget with a professional.

5.) Update your roof

According to property agents, a new roof can add between 15 per cent and 40 per cent to the value of a home. This means a Sh10 million home can become a Sh14 million property simply by adding a new, modern roof.

You should keep in mind that the style of a roof matters. A roof that adds architectural interest will not only add more value to a home, but it will also quicken the sale process compared to an ordinary roof.
