The decision to build or buy a home depends on an individual’s financial status.
Many Kenyans find it cheaper buying a plot and building a house slowly or within a short time depending on their income or financial ability, while others take loans to build houses.
While building a house in Kenya, it is advisable to follow below procedure:
- Identify an architect (who will be the lead consultant)
- Prepare a design brief (discuss this with the architect)
- Conduct a site visit together with the architect. This is important as site features may determine/influence overall design
- Come up with design upon consultation and input from both parties. Learn how to choose your house design.
- Approve design after which architect picks other consultants (Engineers,surveyors,contractors etc)
- Quantity surveyor produces bill of quantities (gives cost estimate of construction according to design) after input from consultants
- After your assent of the above take the drawings to city/county council for approval
- Once approved, give your architect the go-ahead to send contractor to the site so as to commence construction
- Have the architect to pay site visits during construction to ensure the work is being carried out according to plan or to make necessary changes
- Invite city/council officers to approve your building upon completion of construction – this rarely happens.
The cost estimates for residential construction ranges from Ksh 25,000.00-Ksh 32,000.00 per square metre depending on the finishes.

am currently in the final design stage of a four storey flats in nairobi.
since am not currently in the country am looking to contact a few building contractors. any help would be greatly appreciated
