BBS Mall: Inside Eastleigh Biggest Shopping Complex

The bustling Eastleigh estate in Nairobi has welcomed an impressive shopping mall that is designed to be among the finest shopping centres in East Africa.

Dubbed BBS Mall, acronym for Business Bay Square Mall, the new development opened its doors to the public in 2023 – offering Nairobi residents a new shopping experience.

With an area of 130 000 sq m, BBS Mall is the biggest mall in Eastleigh.

The mall, which is located opposite Pumwani Hospital – bounded by General Waruinge Street to the South, is owned by Ten Commodities and Wholesalers Limited.

It sits on 6.4 acres with a target built up area of 85%.

The BBS Mall project is being undertaken in two phases, with the second phase comprising a hotel and serviced apartment towers scheduled to begin later in the year.

7-star hotel

On completion, the biggest mall in Eastleigh is expected to host a 7-star hotel, over 3,500 shops, 3 hospitals, 12 banks, 32 restaurants, and 2,200 parking spaces.

The hotel will include 130 to 150 standard rooms. 

“BBS Mall is modelled to be a unique one-stop shop centre for commerce that offers ultimate shopping experience. It comprises several levels of retail space that include a Souk market,” the developers said in a past interview.

The residential segment will include 2-bedroom furnished apartments with a floor area of 90-100 sq m and 2 en-suite bedrooms and 3-bedroom unfurnished apartments with a floor area of 150-170 sq m.

The BBS Mall Eastleigh also features a grand mosque that can accommodate more than 1,500 worshippers comfortably at any given prayer session.

Celebrated architectural firm Maestro Limited remain on site as the project architects with Stroutel Africa being the structural engineer.
