Meet the Architects Behind Sh500bn Northlands City
The mixed-use estate will accommodate over 250,000 residents.

Triad Architects has been appointed to spearhead the Sh500 billion Northlands City undertaking in Ruiru, Kiambu County, a development set to accommodate over 250,000 residents.
Renowned for designing landmark structures, including the Kenyan Parliament, Triad Architects brings extensive expertise in urban design to one of Kenya’s largest private urban projects.
The master plan, created in collaboration with GAPP Architects & Urban Planners, Kenmt Bill Engineers & Planners, and Mangat I.B. Patel & Partners, envisions a mixed-use city integrating residential, commercial, industrial, and conservation zones.
The project spans 11,576 acres, currently occupied by Brookside Dairy and Gicheha Farm, and is strategically bisected by the Eastern Bypass to enhance connectivity.
Residential areas will cover 3,570 acres. Low-density housing, across 3,134 acres, will include “601 villas and 1,320 townhouses” for affluent residents seeking spacious living.

Medium-density zones, on 130 acres, are planned for “670 townhouses and 368 flats,” while high-density areas spanning 306 acres will accommodate “6,980 flats and 3,100 townhouses,” meeting growing demand for more affordable housing options.
The 390-acre commercial district, located near Kenyatta University and the Thika Superhighway, will feature a shopping mall or hotel covering 33 acres and a two-acre clubhouse, designed to encourage economic activity and community interaction.

Industrial and logistical operations will occupy 1,345 acres, including 65 acres retained by Brookside Dairy. Industrial plots have reportedly been offered at Sh40 million per acre, supported by investment in roads, utilities, and internet connectivity.
Environmental sustainability is key, with 1,697 acres for recreation—including 266 acres of water features—and 5,156 acres for agriculture and conservation, allowing Gicheha Farm to continue. The city will be rolled out in phases, letting infrastructure grow with the population.
Analysts say the success of the project will hinge on “effective governance, sustained financial backing, and adaptability to evolving urban demands,” highlighting Triad Architects’ role not just as designers, but as shapers of Kenya’s urban future.
