Dubai is set to add another high-profile project to its skyline, with Shamal Holding unveiling plans for Naïa Island Dubai, a new artificial island off the Jumeirah coastline designed to set fresh benchmarks in luxury living and hospitality.

The private estate will feature the region’s first Cheval Blanc maison, alongside a limited number of branded beachfront residences and estate plots. Each home will include private beach access, offering residents a rare level of seclusion within the city.

The maison, created in the signature Cheval Blanc style, will host suites and private villas described as combining “contemporary, serene, and emotional luxury.”

Naïa Island Dubai will feature a private marina, dining venues, and wellness facilities within a masterplan that prioritises open green spaces and natural coastal terrain.

The island will be linked to Dubai’s roads by a causeway, with low-rise architecture designed to maximise views of the city’s landmarks framed by the Arabian Gulf.

“This marks a defining chapter in our vision to create meaningful experiences, and an exciting step forward for Shamal as we continue to curate pioneering firsts that reinforce Dubai’s position as a global benchmark for exceptional, world-class living,” said Abdulla Binhabtoor, CEO of Shamal Holding.

He added that “Naïa Island Dubai offers an enduring address, one that invites presence and lives beautifully over time.”

The project highlights Dubai’s goal of attracting wealthy people and investors who want something exclusive. Officials said it will be more than just a place to live—it will be a lifestyle where nature, design, and community fit together.

According to Shamal Holding, “Every amenity is designed to foster a connection with nature and a strong sense of place. From dining experiences to spa and wellness offerings, and a private marina, each element is thoughtfully integrated.”

“They flow with the island’s rhythm, grounding residents and guests in the surrounding landscape,” the company added.

Construction of Naïa Island Dubai has already begun, paving the way for what is expected to become one of the Gulf region’s most sought-after coastal addresses.
