Here’s a look at America’s largest malls by gross leasable area.

1. Mall of America – Bloomington, Minnesota

Mall of America spans 5.6 million square feet, with approximately 2.8 million square feet dedicated to retail, making it the largest shopping mall in the US by total area.

Designed as a mixed-use destination, it combines hundreds of stores with major attractions, including Nickelodeon Universe, an indoor aquarium, and year-round leisure facilities.

Its massive footprint, interior climate control, and constant foot traffic make it a benchmark project in large-scale commercial construction and long-term operational planning.

2. American Dream – East Rutherford, New Jersey

American Dream spans roughly 3.5 million square feet, with about 2 million square feet of retail space, placing it among the largest malls in the US.

Developed as an entertainment-driven complex, it blends traditional retail with high-load attractions, including an indoor ski slope, water park, amusement park, and ice rink.

3. King of Prussia Mall – King of Prussia, Pennsylvania

King of Prussia Mall covers approximately 2.9 million square feet, with about 1.9 million square feet of retail space, making it one of the largest shopping malls in the US by leasable area. 

Unlike some modern malls, its enclosed, multi-section layout reflects decades of phased expansion and redevelopment.
