The Boma Yangu programme forms part of the government’s affordable housing agenda, aimed at reducing the housing deficit and stimulating employment through construction

Its central mission is to make home ownership attainable for low- and middle-income earners — a demographic often excluded from traditional housing markets.

Among the key projects is the Mukuru Affordable Housing Project in Nairobi, along with ongoing developments such as Isiolo Township Affordable Housing, Kings Boma Estate in Kiambu, Fairvalley Heights in Nairobi, and Buxton Point in Mombasa

Prices for the Boma Yangu homes start as low as Sh640,000, making the homes accessible to young professionals and first-time buyers.

In addition, construction is underway in Gichugu, Pangani, Makenji, Chepalungu, Lurambi, and Bahati, while more projects are planned in Kikuyu, Thika, Ruiru, Limuru, and Kera.

The Boma Yangu online portal enables Kenyans to register, save, apply for mortgages, and track housing allocations digitally — a process that has made home ownership more transparent and accessible nationwide.

King’s Sapphire – Bondeni, Nakuru

Located in the Bondeni area of Nakuru City, the King’s Sapphire Project exemplifies modern affordable living. With 605 housing units, the development features spacious apartments, convenient amenities, and an inclusive design approach.

The developers emphasise that the project also features “units for physically disabled people”, showcasing an inclusive housing philosophy.

Buxton Point – Mombasa

A landmark coastal development, Buxton Point is a joint venture between the County Government of Mombasa and investors led by Suleiman Shahbal. 

The estate offers modern, community-centred living while maintaining affordability.

Kitui Affordable Housing – Kalawa Road

In Kitui County, a Public-Private Partnership between the Kitui County Government and Tecnofin Kenya Ltd brings 509 new homes to the region. 

The Kalawa Road Project, launched in December 2020, is strategically located opposite WARMA offices in Kitui Town.

Pangani Affordable Housing Project – Nairobi

The Pangani Affordable Housing Project is one of Nairobi’s flagship redevelopments under the Boma Yangu initiative. A collaboration between the Nairobi City County Government and Tecnofin Kenya Ltd, it replaces old estates with modern, high-density apartments.

The project provides day-care facilities, laundromat, commercial centre, backup generator, and solar lighting.

Described as “a world-class enclave of convenience, affordability and modern living,” Pangani represents a new model of integrated urban housing.

Redevelopment and Urban Renewal

Some upcoming Boma Yangu projects focus on upgrading informal settlements, such as Kibera Soweto East Zone B and Mariguini Informal Settlement, both located in Nairobi. 

These projects include thousands of new homes, schools, and social facilities, ensuring residents benefit from improved infrastructure and living conditions.

These redevelopments aim to replace congested informal settlements with well-planned, sustainable housing — providing “dignified and affordable homes for residents of Nairobi.”

Private Sector and NHC Collaborations

The National Housing Corporation (NHC) plays a central role in delivering affordable housing. Projects such as NHC Stoni Athi View feature four-bedroom maisonettes priced between Sh8.75 million and Sh9.75 million, combining comfort and scenic views. 

Similarly, the Mavoko Housing Programme and Park Road Ngara projects exemplify how collaboration between the public and private sectors is scaling housing supply.
