How to register on Boma Yangu

Unveiled in January, Boma Yangu is an online portal that allows Kenyans to register online and apply for homes that will be built under the State-backed affordable housing scheme.

The portal, which had 268, 094 registered members as of November 6, is hoped to enable the government to make allocations of available houses to successful applicants in a fair and transparent system free of any human intervention and contact.

Boma Yangu registration is free, and without a deadline, but as an applicant you are required to meet the following requirements:

1.) To register for affordable housing allocation, you MUST: (a) be a Kenyan citizen; (b) be over 18 years of age; (c) have a valid national identity card; (d) have a valid PIN certificate from the KRA.

You must then complete your profile by submitting your personal details, housing preferences (the type of house you are applying for).

2.) Upon registration, your details are verified with the relevant government stakeholders for authenticity.

Upon registration, you are allocated a unique identification number which you will use to make your monthly contribution to the housing fund.

The following contribution schemes are supported:-

a) Statutory Contributor – Mandatory contributions are capped at Sh2,500 per month per employee and employer.
b) Voluntary Contributor – Monthly contributions are not capped. Voluntary contributions will not be taxed at time of withdrawal.
c) Joint Contributor – Spousal or joint contribution can be made towards ownership of one house at a time. There is also an option to apply for one individually.

Contributions to the housing fund can be accessed on the sooner of 15 years after a member’s first contribution or the attainment of retirement age.

3.) Allocation of houses to qualified applicants would start as soon as the construction of the affordable houses begins.

The government has assured that the process will be conducted in a regular, fair and transparent system free of any human intervention and contact.

The initial eligibility for allocation will depend on several factors such as when you registered, family status, gender, ethnicity, as well as demand across the housing categories.

Buyers will be required to demonstrate their ability to pay for the house. This will include furnishing the State with certified copies of payslips (three months) and/or, certified bank statements (six months) and/or, audited accounts (a maximum of 25% of gross income).

A negative CRB report will lead to automatic disqualification.

Those who do not get a unit in the initial allocation will be put on a waiting list to ensure that they get priority in subsequent allocations.

The following will be considered after the list of qualifying applicants has been determined:

  • Ethnic mix (to ensure the face of Kenya is reflected).
  • Gender balance (Not more than 2/3 of either gender of qualifying applicants should be allocated, where possible).
