What It Takes to Get Boma Yangu House Allocation

The government has issued a policy guideline for the allocation and purchase of Boma Yangu houses under the Kenya Affordable Housing Programme.

Dubbed Boma Yangu, the policy document seeks to promote equity, transparency and fairness through a ‘water tight criteria’ for identification, qualification and selection of beneficiaries.

It also seeks to promote equitable access to housing by vulnerable and marginalised groups of applicants, besides addressing pertinent issues affecting allocation of Boma Yangu houses.

What is Boma Yangu all about?

Boma Yangu is an online portal that allows Kenyans to register online, make monthly contributions and apply for homes that are planned countrywide under the State-backed affordable housing scheme.

How to register on Boma Yangu

Boma Yangu registration is free, and without a deadline, but as an applicant you are required to meet the following requirements:

1.) To register for affordable housing allocation, you MUST: (a) be a Kenyan citizen; (b) be over 18 years of age; (c) have a valid national identity card; (d) possession of a valid PIN certificate from the Kenya Revenue Authority.

You must then complete your profile by submitting your personal details, housing preferences (the type of house you are applying for).

2.) Upon registration, your details are verified with the relevant government stakeholders for authenticity.

How homes are allocated

According to the State Department for Housing and Urban Development, a lottery-based allocation of the houses will be conducted after which buyers will begin making monthly payments for their property.

“The process will be done in a regular, fair and transparent system free of any human intervention,” reads a statement on Boma Yangu portal, which facilitates online registrations.

An applicant is required to have saved in the Boma Yangu e-wallet at least 12.5 per cent of the value of the home applied for, and must be a first time beneficiary, intending to occupy the unit as a resident.

Buyers will be required to demonstrate their ability to pay for the house. This will include furnishing the State with certified copies of payslips (three months) and/or, certified bank statements (six months) and/or, audited accounts (a maximum of 25% of gross income).

A negative CRB report will lead to automatic disqualification.

The following will be considered after the list of qualifying applicants has been determined:-

  • Ethnic mix (to ensure the face of Kenya is reflected).
  • Gender balance (Not more than 2/3 of either gender of qualifying applicants should be allocated, where possible).
