Kenya’s ambitious affordable housing programme, Boma Yangu, continues to attract first-time buyers eager to step onto the property ladder. 

The government-backed initiative, designed to bridge the housing gap, offers a range of units under both social and affordable housing categories.

According to Boma Yangu, house prices are as follows:

Studio Apartments

  • Social housing: from Sh640,000
  • Affordable housing: from Sh1,000,000

1-Bedroom Apartments

  • Social housing: from Sh960,000
  • Affordable housing: from Sh1,500,000

2-Bedroom Apartments

  • Social housing: from Sh1,280,000
  • Market-rate units: up to Sh2,400,000

3-Bedroom Apartments

  • Starting from Sh2,000,000
  • Up to Sh3,600,000 for market-rate units

Industry experts note that prices can vary depending on location and amenities. Generally, a two-bedroom apartment costs between Sh1.5 million and Sh2.5 million, while a three-bedroom unit could cost around Sh3 million to Sh4 million.

The application process is centralised through the Boma Yangu online platform, where prospective homeowners can register, apply, and monitor the progress of their applications. 

To secure a unit, a 10% deposit is required, with various financing options available.

A Tenant Purchase Scheme (TPS) provides a monthly payment plan — a model regarded as essential for improving access to home ownership among lower and middle-income earners.

Eligibility depends on several factors, including savings history, family status, and demand for specific housing categories. As Boma Yangu notes, “factors like savings, family status, and the demand for specific housing categories influence allocation.”

While the programme’s broader impact is still unfolding, Boma Yangu remains a cornerstone of Kenya’s affordable housing agenda, opening doors for aspiring homeowners.
